<strong>Potsdam</strong> Municipal Airport - Master Plan – Phase 1 Report<br />
EXISTING LAND USE AND ZONING<br />
Land <strong>us</strong>e directly in the vicinity of the Airport is described as public <strong>us</strong>e. The<br />
majority of the land surrounding the Airport is vacant; however there are some areas<br />
of development within the vicinity. Areas along New York State (NYS) 11B are<br />
mainly residential <strong>us</strong>e, along with some areas of manufacturing and production. Areas<br />
to the northwest of the airport property along Hatch Road are also residential. There<br />
is an area of commercial <strong>us</strong>e that is near the intersection of Hatch Road and NYS<br />
11B.<br />
Figure 2-4 presents the zoning in the areas near the Airport. As depicted on these<br />
figures, zoning in the environs of the Airport include areas of residential development<br />
and coordinated development. Coordinated development, as defined by the code of<br />
the Town of <strong>Potsdam</strong>, is “a tract of land in single ownership or controlled by an<br />
individual, partnership, cooperative or corporation designed for and capable of being<br />
<strong>us</strong>ed for one or more residential, commercial, ind<strong>us</strong>trial or recreational <strong>us</strong>es which<br />
have certain facilities in common and which have been designed as an integrated<br />
unit.” It begins at the limits of the <strong>Vi</strong>llage of <strong>Potsdam</strong> and expands north easterly<br />
along Hatch Road up to Berry Patch Road. It extends south easterly almost to Heath<br />
Road and then south j<strong>us</strong>t past New York State 11B (Elm Street). Areas surrounding<br />
the coordinated development zone are zoned R-1 residential and R-2 residential.<br />
