Existing Site Conditions<br />

The Roosevelt Boulevard/Wilson Boulevard area consists <strong>of</strong><br />

approximately 33 acres, or just over 1.4 million square feet <strong>of</strong><br />

area. Current site uses include three high-rise apartment<br />

complexes (approximately 14 acres), a public storage facility<br />

(approximately. 1.5 acres), an auto body shop (approximately<br />

three acres) a gas station (approximately 0.5 acres), a small<br />

commercial strip (approximately 0.7 acres), and the former<br />

Noland Plumbing warehouse—future site <strong>of</strong> a BJ’s Wholesale<br />

Warehouse (approximately eight acres). Buildings on each <strong>of</strong><br />

the sites are surrounded by surface parking and open space.<br />

The resulting development character is very low-density, with an<br />

average floor-area ratio (FAR) <strong>of</strong> 0.62; this low FAR is not<br />

conducive to a walkable urban environment or public<br />

transportation and does not support underground parking. The<br />

current floor area ratio <strong>of</strong> each parcel is listed in Table 3.1<br />

below:<br />

The Wilson Boulevard corridor brings traffic into the <strong>Eastern</strong><br />

<strong>Gateway</strong> from Arlington’s Rosslyn-Ballston corridor. Roosevelt<br />

Boulevard serves as a major north-south artery through the site,<br />

leading traffic to and from the East <strong>Falls</strong> <strong>Church</strong> Metro station<br />

and Route I-66, located approximately 1.5 miles to the north <strong>of</strong><br />

the site. Because <strong>of</strong> these major arterial connections, this<br />

approximately one mile section <strong>of</strong> Roosevelt Boulevard has the<br />

potential to serve as a major thoroughfare into the <strong>Eastern</strong><br />

<strong>Gateway</strong> site, in addition to successfully hosting concentrated,<br />

main street-type commercial and residential development.
