Transportation Issues to Consider<br />

The <strong>2050</strong> <strong>Eastern</strong> <strong>Gateway</strong> <strong>Concept</strong> <strong>Plan</strong> calls for much higher<br />

densities and concentrations <strong>of</strong> mixed-use development than are<br />

currently in <strong>Falls</strong> <strong>Church</strong>. The proposed increase in development<br />

in the study area will cause significant transportation impacts.<br />

Maintaining smooth traffic circulation and providing several<br />

reliable and efficient transportation options will be paramount<br />

to preserve the quality <strong>of</strong> life for <strong>Falls</strong> <strong>Church</strong> residents,<br />

promote the study area as an attractive location for economic<br />

development and tourism, and facilitate development to occur<br />

in an environmentally sustainable manner. The development<br />

proposed for the <strong>Falls</strong> <strong>Church</strong> <strong>Eastern</strong> <strong>Gateway</strong> requires<br />

consideration <strong>of</strong> several issues:<br />

• How will the transportation experience for existing residents<br />

in <strong>Falls</strong> <strong>Church</strong> change with the proposed development?<br />

• How will new residents and employees in the proposed<br />

development travel to and move within the study area?<br />

• What transportation improvements should be made?<br />

• How will the transportation improvements be funded?<br />

• How will developers contribute to the transportation<br />

improvements needed to address the impacts <strong>of</strong> their new<br />

buildings?<br />

• What role can incentives play,<br />

both for patrons to use<br />

alternative transportation and<br />

for developers to contribute to<br />

improvements for alternative<br />

transportation?<br />

The transportation analysis<br />

conducted for this study did not<br />

attempt to model travel demand<br />

and specific traffic impacts as a<br />

result <strong>of</strong> the proposed<br />

development in <strong>2050</strong>. Further<br />

detailed transportation studies will<br />

need to be conducted in the future<br />

as developers propose specific<br />

plans for the sites. This analysis<br />

<strong>of</strong>fers a broader approach to<br />

providing a good transportation<br />

system to accommodate the<br />

Impacts <strong>of</strong> proposed development on the road<br />

network must be mitigated to keep traffic<br />

moving within and through the <strong>Eastern</strong> <strong>Gateway</strong>.<br />
