Proposed Development Objectives<br />

Grand Mart<br />

The Grand Mart site will contain residential space with groundfloor<br />

retail and <strong>of</strong>fice space at approximately the same height<br />

as the neighboring BB&T towers.<br />

Three buildings have been proposed, their configurations based<br />

on the shape <strong>of</strong> the parcels. The first, in the northwest corner <strong>of</strong><br />

the site, is a building with a floor plate <strong>of</strong> 19,872 square feet<br />

that will be eight stories <strong>of</strong> condominiums/apartments, with the<br />

ground floor being made up <strong>of</strong> retail uses. The gross floor area<br />

will be 178,848 square feet. Of that, 158,976 square feet will<br />

be residential.<br />

The second building, in the southwest corner <strong>of</strong> the map, will<br />

have a floor plate <strong>of</strong> 13,959 square feet. This also will be a<br />

nine-story building, with the ground floor designated for retail<br />

uses and the upper floors for condominiums/apartments. The<br />

gross floor area will be 125,631 square feet, with 111,672<br />

square feet for residential.<br />

The third building, on the east side <strong>of</strong> the map and immediately<br />

adjacent to the Seven Corners intersection, will be a 10-story<br />

structure with nine stories <strong>of</strong> <strong>of</strong>fice and ground floor<br />

commercial/retail. The gross floor area will be 197,900 square<br />

feet, with 178,110 square feet <strong>of</strong> <strong>of</strong>fice space.
