Floor-Area Ratios<br />
The ultimate goal <strong>of</strong> the proposed development is to<br />
significantly increase the floor-area ratios <strong>of</strong> the existing<br />
parcels in the Roosevelt Boulevard/Wilson Boulevard site with<br />
low-scale, dense development that promotes street level activity<br />
and walkability. Table 3.2 below shows that the proposed<br />
development will more than triple the overall floor-area ratio<br />
<strong>of</strong> the site.<br />
The FAR <strong>of</strong> the Wilson Boulevard commercial strip parcel will<br />
increase more than seven-fold. Shell Gas Station parcel, whose<br />
current FAR is nearly negligible at 0.10, will become the<br />
densest parcel on the Roosevelt Boulevard/Wilson Boulevard<br />
site, with an FAR <strong>of</strong> 5.48. The FAR <strong>of</strong> the Madison Condo parcel<br />
will actually decrease slightly with the development; however<br />
the new development proposes buildings that are set at the<br />
front <strong>of</strong> the site along Roosevelt Boulevard, which is far more<br />
conducive to creating a walkable urban environment and better<br />
reflects the overall objectives <strong>of</strong> the redevelopment.
