Conclusion and Recommendations<br />
Although the economy is in a period <strong>of</strong> sluggish growth due to<br />
global recession, investment in <strong>of</strong>fice space in the Seven Corners<br />
area <strong>of</strong> <strong>Falls</strong> <strong>Church</strong> will return. Unlike any other region in the<br />
United States, the presence <strong>of</strong> government agencies and<br />
contractors means that the contraction in the economy is not as<br />
deep as it might have been otherwise. Unemployment and<br />
<strong>of</strong>fice vacancies in Northern Virginia are average or better<br />
than average when compared to the rest <strong>of</strong> the region. The<br />
Northern Virginia region and <strong>Falls</strong> <strong>Church</strong> specifically are still<br />
strong players in the medium- and long-term time horizons.<br />
Location and history <strong>of</strong> stability are two main selling points for<br />
<strong>of</strong>fice in <strong>Falls</strong> <strong>Church</strong>.<br />
The <strong>2050</strong> vision for <strong>Falls</strong> <strong>Church</strong> includes an <strong>of</strong>fice center that is<br />
dynamic, active, and caters to all interests and talents. <strong>Falls</strong><br />
<strong>Church</strong> must reinvigorate its work force by attracting new and<br />
creative companies to its new <strong>of</strong>fice spaces. Marketing<br />
campaigns could have a positive impact on the name<br />
recognition and image <strong>of</strong> <strong>Falls</strong> <strong>Church</strong>. Eventually, others in the<br />
region will see <strong>Falls</strong> <strong>Church</strong> as a convenient connection and<br />
center point between Ballston and Fairfax County. Additionally,<br />
<strong>Falls</strong> <strong>Church</strong> will be known for innovation and sustainability,<br />
which are both attractive features for many businesses. New<br />
mixed-use <strong>of</strong>fice space will encourage activity during all times<br />
<strong>of</strong> the day and will increase the street life. Most <strong>of</strong> the<br />
proposed development consists <strong>of</strong> <strong>of</strong>fice buildings with retail on<br />
the first floor, to create an urban village feel in <strong>Falls</strong> <strong>Church</strong>.<br />
Recommendations for Office <strong>Plan</strong>ning and Design<br />
Many creative and innovative companies are attracted to Class<br />
A building space and LEED Certified <strong>of</strong>fice space. The<br />
proposed development will take advantage <strong>of</strong> all the natural<br />
features <strong>of</strong> the land, while employing cutting edge technology<br />
to build energy efficient and environmentally sound buildings.<br />
Ventilation, building orientation, and natural lighting will<br />
influence <strong>of</strong>fice building architecture. Additionally, buildings will<br />
interact with pedestrians at the street level, to create an inviting<br />
and safe atmosphere. Buildings will also be designed so that<br />
usable green space is maximized, so that employees have<br />
pleasant views from windows and places to take breaks.<br />
Retail Analysis<br />
As part <strong>of</strong> this study, an inventory <strong>of</strong> the retail businesses and<br />
<strong>of</strong>fices within a half-mile <strong>of</strong> Seven Corners (specifically the<br />
intersection <strong>of</strong> Route 7 and Route 50) was conducted. For a<br />
better understanding <strong>of</strong> the market, it is important to note the<br />
proximity <strong>of</strong> other major <strong>of</strong>fice and retail centers that compete<br />
with Seven Corners. Bailey's Crossroads, featuring a large<br />
amount <strong>of</strong> retail (and several "big box" chains) is<br />
