usinesses in this center are local, with the only major chains<br />

being CVS and Radio Shack.<br />

Just outside half a mile from Seven Corners is Willston Center II.<br />

This shopping center has 127,449 square feet <strong>of</strong> retail space,<br />

currently housing 36 businesses. Willston Center II contains<br />

another <strong>of</strong> the supermarkets in the area, a Safeway. The<br />

majority <strong>of</strong> the shops in this center are locally operated, with<br />

the exception <strong>of</strong> the fast food restaurants Subway, Domino's<br />

Pizza, and Popeye's Chicken and Biscuits. While not part <strong>of</strong> the<br />

Willston Center, two major chain stores located right next to it<br />

are a Target and a PetSmart.<br />

Other Businesses<br />

In addition to the shopping centers, there are a number <strong>of</strong><br />

businesses located along the major roads, especially Route 7.<br />

These include a number <strong>of</strong> banks, gas stations, and restaurants.<br />

The only major chain store located outside <strong>of</strong> a shopping center<br />

on Route 7 is a Sears and Sears Auto Center.<br />

Opportunity for High-End Retail<br />

A particular focus for the <strong>Eastern</strong> <strong>Gateway</strong>’s investment in new<br />

retail should be high-end stores. The study area currently has no<br />

high-end retail options, nor are any found in the adjacent<br />

commercial centers or anywhere in the <strong>City</strong> <strong>of</strong> <strong>Falls</strong> <strong>Church</strong>.<br />

Residents spend money at Tysons Corner Center, in nearby<br />

Fairfax County, when they purchase high-end goods. The city<br />

should prioritize high-end retail to keep some <strong>of</strong> money <strong>of</strong> their<br />

residents in the city.<br />

Summary<br />

The overall assessment <strong>of</strong> the current state <strong>of</strong> retail and <strong>of</strong>fice in<br />

the study area is that there is a healthy mix <strong>of</strong> retail, but the<br />

<strong>of</strong>fice market is lacking. The various shopping centers in the<br />

area provide a number <strong>of</strong> options to rent that could appeal to<br />

a wide variety <strong>of</strong> businesses and restaurants. The <strong>of</strong>fice space<br />

in the area is aging and other than the <strong>Falls</strong> <strong>Church</strong> Corporate<br />

Center, is most appropriate for smaller <strong>of</strong>fices that best suit the<br />

many medical uses in the area. None <strong>of</strong> the <strong>of</strong>fice space is<br />

actually within the <strong>City</strong> <strong>of</strong> <strong>Falls</strong> <strong>Church</strong>, so a redevelopment <strong>of</strong><br />

the area that includes premium <strong>of</strong>fice space could help set the<br />

<strong>Falls</strong> <strong>Church</strong> section apart from the surrounding area.<br />
