81. At our second evidence session in September 2009, we received<br />
the following information in relation to our final set of key lines of<br />
enquiry:<br />
82. What is the threshold charge per leaseholder for any proposed<br />
repairs or scheduled works after which the housing provider is<br />
required to consult the leaseholders in question on the charges?<br />
<strong>Lewisham</strong> Homes<br />
The Regulations require that<br />
leaseholders are consulted where<br />
they are required to pay more<br />
than £250 towards works. Where<br />
long term contracts are involved<br />
and the leaseholder is likely to<br />
incur costs of more than £100<br />
per annum we are obliged to<br />
consult with leaseholders. Long -<br />
term contracts are defined as<br />
those which are for more than 1<br />
year.<br />

L&Q:<br />
Greater than £250.00.<br />
Hyde:<br />
Under the Commonhold and Leasehold<br />
Reform Act 2003, where a variable service<br />
charge is payable, Hyde:<br />
•formally consults on works (maintenance<br />
to the building) when the cost is more than<br />
£250 per property (including VAT).<br />
•if a Long Term Agreement (a contract that<br />
last for more than 1 year) is entered into,<br />
then the consultation figure is more than<br />
£100 per annum per property (including<br />
VAT).<br />
Hyde undertake additional consultation on<br />
some schemes depending on the<br />
circumstances (types of works, where<br />
leaseholders have queried charges before<br />
and/or we have held <strong>meetings</strong> in the past.)<br />
L&Q also follow the statutory framework.<br />
