writing. Higgins never finished the renovation works at Nuding Close.<br />

What they did so far is sub standard work.<br />

25. Generally the area is cleared of litter appropriately and graffiti is<br />

cleaned off. However, windows in communal areas are not washed. A<br />

light has remained broken for some time. There does not seem to be a<br />

lot done in grounds maintenance, care taking or repairs. Therefore I<br />

have sought a breakdown of the service provided - hours spent on the<br />

building and works carried out. Although my request has been passed<br />

through the complaints process, I still have not received this<br />

information.<br />

26 The PFI is an absolute disaster. Even the complaints procedure<br />

doesn’t work.<br />

27. We were very frustrated with the delays and length of time the<br />

scaffolding was in place - 10 months instead of 12 weeks as estimated<br />

- on a single house is ridiculous. The system of different agencies and<br />

people to call is confusing.<br />

28. As a leaseholder presented with a major works bill of £10,000 I find<br />

it unacceptable that the time that is allocated to repay this huge sum<br />

of money is so short. Leaseholders do not have ANY choice about<br />

these works being carried out and in reality the work which actually<br />

affects the leaseholder’s flat tends to be minimal. The minimum time to<br />

repay these vast amounts of money should be 3 years.<br />

29. No external maintenance till property left in disrepair. Scaffolding<br />

left outside for over a year before any work carried out (twice)! Major<br />

works survey inadequate and inaccurate. Work poorly managed and<br />

when reported unfinished and poor - no action taken. Now we are<br />

managed by Regenter B3 (Higgins). Survey as above, work as above.<br />

Management of property extremely poor. very unhappy. Workmen just<br />

turn up - no appointments. Rubbish left in front garden. Unacceptable.<br />

Money wasted because of poor management.<br />
