are always around to clean the block and the block is always lit up,<br />

when necessary.<br />

43. I have lived in 30A Sydenham Park Road since 1958 when new.<br />

Only original tenant/owner. Generally service ok. Could be better and<br />

housing association property behind is always maintained and serviced<br />

to a higher standard. Lessons could be learnt from housing associations<br />

in general. Cutting of grass and tidying up grounds, particularly in the<br />

Spring when the grass grows quickly, is not good, often left for<br />

weeks/months before being cut.<br />

44. I am very happy that at least someone is looking into the<br />

satisfaction of leaseholders. The roof in Lanyard House is a write off.<br />

All we need is a bit of rain and the whole sixth floor is falling apart. I<br />

personally have been experiencing a roof leak in my flat since 2005 on<br />

and off. The housing people have been coming and going in my flat<br />

with no solution. Every time it rains there is a leak from the roof. All<br />

my wallpaper and paintings destroyed whilst I pay my service charge<br />

monthly on direct debit for nothing.<br />

45. Standard of communal ways very poor - “maintenance” carried out<br />

made things worse (no making good of repair so left with chipped<br />

paint and mismatched glass).<br />

46. Since I’ve moved into the flat, I have carried out the works myself<br />

because every time I contacted <strong>Lewisham</strong> Homes Team I am told that<br />

the works are not urgent and will be scheduled at a later date. I’ve<br />

changed the external fence and lots of other jobs since 2006. Spring<br />

this year I received a letter communicating that they will carry out<br />

external decorations (painting windows and frames and doors) and the<br />

bill was estimated at approx £4,000! I don’t think this reasonable.<br />

Upon contacting, the most I am given is conflicting information. My<br />

neighbours had work done and I cannot see the external decorations,<br />

only scaffolding up but no results.<br />

47. I have been charged for repairs that have not been done, also<br />

charged for maintenance and upkeep of cctv. We don’t have cctv.<br />

Reported repairs to guttering took 2 years to repair but charged twice.<br />

Asked for breakdown of costs. Still waiting for breakdowns after 5<br />

years. Gardening costs a joke.<br />

48. I was told about building works to my building last year but even<br />

though many letters(?) [unclear] come in, work is yet to start and so<br />

far, I’m still not sure: (a) what will be done; (b) how much it will cost;<br />

(c) when it will start. Communication is far too complicated to<br />

understand.<br />
