Hay River Energy-Efficient Housing Project<br />

Five energy-efficient prefabricated houses were c<strong>on</strong>structed in 1988 in Hay River,<br />

Northwest Territories (CMHC, 1994-3). Houses 1 <strong>and</strong> 3 are each 118.5 m 2 (1275 sq. ft.),<br />

<strong>and</strong> the remaining three are 129.6 m 2 (1395 sq. ft.) each. The houses were c<strong>on</strong>structed<br />

close to R-2000 st<strong>and</strong>ards <strong>and</strong> m<strong>on</strong>itored for <strong>on</strong>e year. There was an unheated crawl<br />

space under the house as well as an unheated air lock entry.<br />

• Floor: Insulated to a total of RSI-7 (R-40) of batt insulati<strong>on</strong>. The floor assembly was<br />

c<strong>on</strong>structed of 16 mm (5/8 in.) t<strong>on</strong>gue <strong>and</strong> groove plywood that was glued at the<br />

seams to functi<strong>on</strong> as a vapour barrier. A 9.5 mm (3/8 in.) particleboard was glued to<br />

the plywood.<br />

• Walls: Wall insulati<strong>on</strong>, total RSI-4.9 (R-28), c<strong>on</strong>sisted of RSI-3.5 (R-20) batts <strong>and</strong> 38<br />

mm (1 ½ in.) styrofoam.<br />

• Ceiling: High-heel roof trusses were used that accommodate three layers of batt<br />

insulati<strong>on</strong> for a total of RSI-10.5 (R-60).<br />

• Windows: Double-glazed low-e windows were installed.<br />

• Doors: Insulated metal doors with RSI-2.6 (R-15) were used.<br />

• Energy performance: Energy c<strong>on</strong>sumpti<strong>on</strong> was 25% to 30% higher than predicted.<br />

The reas<strong>on</strong>s noted included high indoor air temperatures averaging from 21ºC to 28ºC<br />

(70ºF to 82ºF), high air change rates up to 1.8 ach at 50 Pa, <strong>and</strong> high occupancy.<br />

Design C<strong>on</strong>siderati<strong>on</strong>s <strong>and</strong> Strategies<br />

<strong>Building</strong> Practices for Northern Facilities<br />

The publicati<strong>on</strong>, Good <strong>Building</strong> Practice for Northern Facilities (NWT, 2000) presents<br />

design c<strong>on</strong>siderati<strong>on</strong>s <strong>and</strong> guidelines for performance, materials, <strong>and</strong> c<strong>on</strong>structi<strong>on</strong><br />

methods for buildings <strong>and</strong> facilities. The technical guidelines are based <strong>on</strong> the proven<br />

successful performance of materials <strong>and</strong> c<strong>on</strong>structi<strong>on</strong> methods in the northern climate.<br />

The guidelines are provided where more stringent requirements than the Nati<strong>on</strong>al<br />

<strong>Building</strong> Code <strong>and</strong> local municipal requirements are needed. The guidelines incorporate<br />

observati<strong>on</strong>s from builders, designers, operators, <strong>and</strong> users. The following review of the<br />

2000 editi<strong>on</strong> focuses <strong>on</strong> the additi<strong>on</strong>al requirements to the 1995 Nati<strong>on</strong>al <strong>Building</strong> Code.<br />

• Climate: C<strong>on</strong>diti<strong>on</strong>s vary within the NWT, particularly, above <strong>and</strong> below the treeline<br />

regi<strong>on</strong>s. Variati<strong>on</strong>s include the snow drifting pattern, wind, temperatures, <strong>and</strong><br />
