• The roofing membrane, air/vapour barrier, is protected against mechanical damage<br />
<strong>and</strong> from the stress of temperature extremes <strong>and</strong> potential c<strong>on</strong>densati<strong>on</strong>. The<br />
insulati<strong>on</strong> layer maintains the membrane at a c<strong>on</strong>stant temperature that is higher than<br />
the dew point temperature throughout the year. The membrane is also protected from<br />
ultraviolet radiati<strong>on</strong>, thus enhancing the membrane’s durability.<br />
• Insulati<strong>on</strong> is at a reduced risk of trapping infiltrated moisture, because of the<br />
c<strong>on</strong>trolled venting.<br />
• Insulati<strong>on</strong> is easily accessible, which makes it easy to replace or increase as energy<br />
costs rise.<br />
Disadvantages of the hot roof system include the following.<br />
• Insulati<strong>on</strong> can be exposed to water from rain <strong>and</strong> melting snow. This limits the<br />
number of insulati<strong>on</strong> materials that can be used.<br />
• Heat can be lost at the membrane level, because of moisture drainage.<br />
<strong>Building</strong> <strong>Envelope</strong>s: Humid Climates<br />
The literature search yielded few results <strong>on</strong> building envelope practices in humid coastal<br />
climate probably due to a lack of key words. Canada Mortgage <strong>and</strong> Housing Corporati<strong>on</strong><br />
has several publicati<strong>on</strong>s addressing moisture issues <strong>and</strong> c<strong>on</strong>trol strategies for wood frame<br />
building envelopes in the high moisture envir<strong>on</strong>ment of the coastal areas of British<br />
Columbia (1990-1,-2, 1991-1,-2, 1998-1,-2, 1999-2,-3, 2001, 2002-1,-2, 2003-1, 2004).<br />
Some of these publicati<strong>on</strong>s address moisture issues of the recent leaky c<strong>on</strong>dominium<br />
problem in British Columbia.<br />
Less<strong>on</strong>s from the <strong>Building</strong> <strong>Envelope</strong> Failures, Coastal British Columbia<br />
Canada Mortgage <strong>and</strong> Housing Corporati<strong>on</strong> (1998-2) summarized the results of a survey<br />
of building envelope failures al<strong>on</strong>g coastal British Columbia. Large numbers of low-rise<br />
multi-unit wood frame residential buildings, built between 1988 <strong>and</strong> 1994, experienced<br />
envelope performance problems that included water penetrati<strong>on</strong>, damage to cladding<br />
systems, <strong>and</strong> rotting <strong>and</strong> decay of wood comp<strong>on</strong>ents. The cladding included stucco,<br />
wood, <strong>and</strong> vinyl wall types. The wall assembly included various combinati<strong>on</strong>s of building<br />
paper, OSB, plywood, <strong>and</strong> house wraps.<br />
The primary source of problem moisture was water entering the building envelope at<br />
interface details between envelope comp<strong>on</strong>ents or at penetrati<strong>on</strong>s, such as details at<br />
windows, decks, <strong>and</strong> balc<strong>on</strong>ies. For windows, water penetrated through the window<br />
frame joints <strong>and</strong> through the interface between the window <strong>and</strong> the adjacent wall<br />
assembly. For balc<strong>on</strong>ies, the cause was improper installati<strong>on</strong> of waterproof membranes.<br />
Observed issues with problem envelopes as compared to n<strong>on</strong>-problem envelopes included<br />
the following.<br />
