• Technologies to facilitate winter c<strong>on</strong>structi<strong>on</strong>: Use protective transparent screens<br />

to facilitate heating <strong>and</strong> maximize the use of day lighting. Movable quilts protect cast<br />

c<strong>on</strong>crete, as does the electric heating of c<strong>on</strong>crete <strong>and</strong> hot casting. Dehumidifiers<br />

c<strong>on</strong>trol moisture during drying. Extensive use of prefabricated c<strong>on</strong>crete units reduces<br />

the need for site drying. Flexible central heating systems exist that have been<br />

designed for building sites.<br />

• HVAC: Integrati<strong>on</strong> of the structure <strong>and</strong> air c<strong>on</strong>diti<strong>on</strong>ing promotes energy efficiency<br />

as the structure can act as a heat source or sink as well as for distributi<strong>on</strong>, such as<br />

through prefabricated c<strong>on</strong>crete hollow-core slabs. Passive c<strong>on</strong>trol can be achieved<br />

through the efficient use of heat gains, night flushing, <strong>and</strong> evaporative cooling. With<br />

z<strong>on</strong>ing <strong>and</strong> individual c<strong>on</strong>trolled operati<strong>on</strong>, HVAC serves <strong>on</strong>ly occupied z<strong>on</strong>es. By<br />

switching the lights <strong>on</strong>, occupants activate HVAC for the occupied z<strong>on</strong>e.<br />

Individual metering of each apartment reduces heating energy <strong>and</strong> water<br />

c<strong>on</strong>sumpti<strong>on</strong>.<br />

Use low-temperature radiator heating with thermostat-c<strong>on</strong>trolled valves. Local district<br />

heating saves energy. Nels<strong>on</strong> <strong>and</strong> Rantama (1993) noted that, in Helsinki, the<br />

atmospheric sulphur c<strong>on</strong>tent decreased by 50% since district heating was introduced.<br />

About 45% of the building stock in Finl<strong>and</strong> is c<strong>on</strong>nected to district heating.<br />

A balanced mechanical air supply <strong>and</strong> extracti<strong>on</strong> system with heat recovery saves<br />

energy.<br />

• Lighting: Use low wattage fluorescent, halogen lamps, <strong>and</strong> spotlights for local high<br />

lighting. In office buildings, after working hours, lights are automatically turned off<br />

by the building automati<strong>on</strong> system. Individual lights can be relit manually. In both<br />

instances, maximize the use of day lighting.<br />
