______________________________________________________________________________________215 (862) LIMITED COMMERCIAL USES – 671 – 691 GREAT NORTHERN ROADNotwithstanding the provisions <strong>of</strong> By-<strong>law</strong> <strong>2005</strong>-150, the lands described as the south half <strong>of</strong> part 13,Registrar‟s Compiled Plan No. H-744, civic No. 671-691 Great Northern Road and are shown outlined andmarked Blocks „A & B‟ on the subject property map attached as Schedule 867 hereto, may be used topermit the following uses, in addition to those permitted in the Highway Zone (HZ) so long as a minimum7.62m landscaped strip be planted along Great Northern Road:1. Accessory uses2. Commercial cleaning business3. Custom workshop – Establishments primarily engaged in producing <strong>special</strong> order goods for retailsale. Such uses may include but are not limited to, a local craft shop, including pottery, furniture,metal and wood made <strong>by</strong> hand.4. Delivery and courier services5. Dry cleaning establishment6. Office uses: Up to a maximum <strong>of</strong> 30% <strong>of</strong> the gross leaseable floor area <strong>of</strong> the total developmenton Blocks A & B on Schedule 867 attached hereto.7. Printing and related support activities8. Pr<strong>of</strong>essional scientific and technical services, including the <strong>of</strong>fices <strong>of</strong> a property manager and realestate developer, such <strong>of</strong>fice uses are excluded from the maximum <strong>of</strong> 30% gross leaseable floorarea outlined in subsection 6 <strong>of</strong> this <strong>by</strong>-<strong>law</strong>.9. Retail sales <strong>of</strong> goods not specifically noted in the provisions <strong>of</strong> the Highway Zone outlined inSection 13.7 <strong>of</strong> By-<strong>law</strong> <strong>2005</strong>-150 or this By-<strong>law</strong> – Up to a maximum <strong>of</strong> 50% <strong>of</strong> the gross leaseablefloor area <strong>of</strong> the total development on Blocks A & B on Schedule 867 attached hereto.10. Subcontractor‟s shop – Often referred to as Tradesperson‟s shops, these establishments areprimarily engaged in a specific building trade. Installations and trade work is done <strong>of</strong>f-site,however there is <strong>of</strong>ten a retail component associated with the use. Outdoor storage requirementsassociated with this use are minimal. Such uses may include the following or similar uses:a. Electricians Shopb. Exterior siding and window contractor‟sc. Flooring shopd. Heating and Cooling Contractor‟se. Plumber‟s Shop11.
