______________________________________________________________________________________274 677 MACDONALD AVE. – ADDITIONAL COMMERCIAL AND OFFICE USESDespite the provisions of by-law 2005-150, the lands located on the east side of MacDonald Ave. havingCivic No. 677 MacDonald Ave. and marked „subject property‟ on the map attached as Scheduel 274, issubject to the following provisions:1. Commercial uses are not permitted to occupy more than 40% of the gross floor area of anybuilding located upon the subject property.2. General office uses are not permitted to occupy more than 10% of the gross floor area of anybuilding located on the subject property, provided however that general office uses shall notinclude any office uses that are expressly permitted within the Medium Industrial (M2) Zoning, orany accessory uses.3. Office uses related to an industrial use are permitted as additional uses on the subject proerpty andfor the purposes of this by-law, “office uses related to an industrial use” are defined as office usesor administrative uses that are directly related to a use that is expressly permitted in the LightMedium or Heavy Industrial Zones (M1, M2, M3), although such uses need not be located on thesubject property.
