Assessed property values Rationale: Assessment of property values is limited mainly to freehold land of which there is very little in the Central Coast and only slightly more (primarily Prince Rupert) in the North Coast. The value of the assessed property has much more to do with the general economy, e.g., Prince Rupert’s new container port, than provincial land use policy. The same will hold true for the freehold land in the Bella Coola valley if a major development takes place in or near the plan areas. In addition a large portion of the Central Coast population lives on lands that are not individually assessed (Indian Reserves).
