GOAL: The goal is to acquire space that would provide areas for many types <strong>of</strong> outdoor recreation such<br />

as canoeing, kayaking, fishing, nature walks, biking and hiking while also preserving and<br />

protecting sensitive wetland areas and wildlife habitat.<br />

OBJECTIVE: The objective is to acquire at least two (2) pieces <strong>of</strong> property at a<br />

minimum <strong>of</strong> ten (10) acres each.<br />

The purpose <strong>of</strong> this project is to allow the county to secure areas <strong>of</strong> land that are environmentally sensitive<br />

and would benefit the citizens <strong>of</strong> Baldwin County. With the rapid growth in Baldwin County, sensitive<br />

areas located along rivers, streams, and bays are quickly being bought and developed into subdivisions or<br />

commercial property. There is great concern that this will lead to degradation <strong>of</strong> water quality due to<br />

increased stormwater run<strong>of</strong>f, and also to the quality <strong>of</strong> life. The Baldwin County Commission would like<br />

to ensure that these areas are protected for present and future use by the citizens and visitors <strong>of</strong> Baldwin<br />

County.<br />

The goal is to acquire space that would provide areas for many types <strong>of</strong> outdoor recreation such as<br />

canoeing, kayaking, fishing, nature walks, biking and hiking while also preserving and protecting sensitive<br />

wetland areas and wildlife habitat. It is important to be selective in the choice <strong>of</strong> lands. The approach is<br />

to identify potential tracts based on current use and environmental conditions <strong>of</strong> a property in<br />

combination with beneficial public access qualities. The objective is to acquire at least two (2) pieces <strong>of</strong><br />

property at a minimum <strong>of</strong> ten (10) acres each.<br />

The County has identified and purchased one piece <strong>of</strong> property (Please see Appendix G-17 and G-18 for<br />

maps and photography related to this project.) It consists <strong>of</strong> approximately 30 acres located along the Fish<br />

River. The property has approximately 2,700 feet <strong>of</strong> river frontage and approximately 14 acres <strong>of</strong><br />

wetlands. The cost <strong>of</strong> this property was $890,000. The purchase price was negotiated based on a recent<br />

appraisal by the property owner for $1,100,000. A yellow book appraisal will be performed by the County.<br />

Property along the river is in great demand for development purposes. The purchase <strong>of</strong> this property<br />

provides protection and conservation <strong>of</strong> the property from commercial or subdivision development.<br />

Other properties along various waterways in the county, including the Perdido and Styx Rivers and Wolf<br />

Creek, have been identified for possible acquisition. Specific sites will be determined once funding has<br />

been approved.<br />
