illustrates the personalized “customer experience” in<br />

making what “may be one of the biggest and most important<br />

investments you’ll ever make” with testimonials<br />

from homeowners, that attest to the knowledgability of<br />

the Greenville Sales Team. 52<br />

Compare this type of exclusivity to that which<br />

defines Summit Greens, a gated, “deed restricted over 55<br />

community containing almost 800 homes and over 1,400<br />

residents . . . governed by an elected board of directors of<br />

the homeowner’s association,” complete with an 18-hole<br />

golf course, residents clubs, and evening entertainment:<br />

“There is always something to do at Summit Greens.” 53<br />

Summit Greens was constructed between 2001 and 2006<br />

by Levitt & Sons. Houses run in twelve models, from a 1,250<br />

square-foot two-bedroom type (excluding garage) to the<br />

2,400 square-foot three-bedroom Pinnacle series. Garages<br />

include space for golf carts, and actual floor plans reflect<br />

various upgrades. 54 Among the realtors representing Summit<br />

Greens properties is Susan H. of Keller William Realty<br />

LLC, a Wisconsin native who has lived in Summit Greens<br />

since 2003, “with a tremendous appreciation for Central<br />

Florida’s enticing climate and attractions, along with her<br />

hard working ethics from the north.” A “Certified Short<br />

Sale Specialist” (i.e. a specialist in selling homes with “underwater”<br />

mortgages), Susan “builds her client relationships<br />

through dedication, commitment, honesty, and good<br />

communication, while delivering the highest quality of<br />

service to all of her buyers and sellers and creating seamless<br />

and stress free transactions.” 55 Except, of course, for<br />

those whose mortgages are underwater.<br />

Differently supporting the growth of capital—including,<br />

in this case, human capital—and oriented toward<br />

a population with school-age children rather than to retirees,<br />

is Promontory Pointe, in Monument, Colorado, near<br />

Colorado Springs. Promontory Pointe is located in Lewis<br />
