Construction Documentation Process
Step 1.2
Refine the preliminary design plans to reflect a final
construction document package. The final
construction document package should include the
following (at a minimum – additional plans may be
needed for architectural elements, unique
engineering conditions or other design-specific
features:
• Removal Plan
• Landscape Plan/Design Plan
• Planting Plan
• Planting Details
• Site Furnishings Plan
• Public Art Plan
• Irrigation Plan
• Lighting/Electrical Plan
• Grading Plan
Responsibility:
• Engineering Consultant
• Staff Overview
Resources Needed:
• Staff Time
• Consultant Fees
Step 1.3
Use the completed Construction Document package
to create a revised final construction cost estimate.
Responsibility:
• Engineering Consultant
• Staff Overview
Resources Needed:
• Staff Time
• Consultant Fees
Step 1.4
Use the completed Construction Document package
to solicit construction bids, grant monies and
philanthropic gifts/support.
Responsibility:
• Engineering Consultant
• Staff Overview
Resources Needed:
• Staff Time
• Consultant Fees
Action 2: Determine the Required
Maintenance Needed to Sustain the
Proposed Improvements
Long-term maintenance is needed to keep public
space improvements in their best shape, ensuring
they will remain solid, safe and a beautiful source of
community pride. Although some maintenance can
be achieve through volunteer efforts, other regular
maintenance items will require staff time,
equipment and expertise.
After finalizing the design of any project area, the
plans should be reviewed with the Town of Milliken
maintenance staff to determine the amount of Staff
time needed to maintain the proposed
improvements, and any potential new equipment
needs the design requires.
By beginning with an overview understanding of
required maintenance, annual workplans and
budgets can be adjusted to reflect potential future
needs for personnel, time and equipment.
