Mortgage Loan Underwriting • 3 CR<br />
Covers the process of mortgage loan assessment<br />
and approval/rejection, and the analysis of assets,<br />
income, credit, and debt. Other topics include FHA,<br />
VA and conventional mortgages and FNMA guidelines.<br />
Students conduct risk analyses of mortgage<br />
case files. Recommended: R EST 130 or currently<br />
employed in escrow or related mortgage field.<br />

Mortgage Loan Processing • 3 CR<br />
Students learn the basics of processing various<br />
types of FHA, VA and conventional mortgage<br />
loans. Topics include buyer qualifications, credit,<br />
income and asset verification, balancing speed and<br />
accuracy, dealing with realty agents, escrow and<br />
mortgage loan officers, and the idiosyncrasies of<br />
lenders. Course is recommended for all escrow and<br />
mortgage personnel. Recommended: R EST 130.<br />

Mortgage Loan Officer • 3 CR<br />
Prepares students for a career in mortgage lending<br />
as a real estate loan officer. Topics include all applicable<br />
FNMA requirements and documents, the basic<br />
loans, consumer benefits, and borrower qualifications.<br />
The student also creates a personal marketing<br />
plan. Recommended: R EST 130 and 150.<br />

Commercial Real Estate Practices • 3 CR<br />
Designed for the potential commercial investor or<br />
agent. Focuses on the various types of commercial<br />
real estate dealings and investments. Students examine<br />
industrial, office, and retail leasing: investment,<br />
mobile home, and apartment sales. Thirty<br />
clock hours. Recommended: R EST 130.<br />

Commercial Real Estate Finance • 3 CR<br />
The methods and patterns of financing leasehold<br />
and fee title interests of various types of commercial<br />
properties are studied. Topics include retail,<br />
office and industrial properties, shopping centers,<br />
mobile home parks, and land development. Recommended:<br />

Commercial Leasing • 3 CR<br />
Assists the real estate practitioner to match users<br />
and properties through the interview process; to<br />
develop marketing techniques for various types of<br />
properties; and to understand commercial lease<br />
clauses to better serve the owner and tenant of the<br />
properties. The following types of property and<br />
their respective lease terms are analyzed: office,<br />
retail, distribution, warehouse, and medical. Recommended:<br />

Real Estate Exchanges • 1.5 CR<br />
Provides an introduction into basic real estate exchange<br />
methods and formats while identifying attendant<br />
tax benefits. Students reviews IRC 1031<br />
and 1034 regulations, adjustment of basis, identification<br />
of unlike property, and cash flow analysis<br />
methods. Recommended: R EST 130.<br />
R EST 234<br />
Real Estate Foreclosures • 1.5 CR<br />
Examines the legal and judicial foreclosure process.<br />
Includes the statutes and common law affecting<br />
the foreclosure of real property and an examination<br />
of the financial and value judgments necessary<br />
to determine whether the purchase of a foreclosed<br />
property is a viable investment.<br />

Real Estate Investment Strategy • 3 CR<br />
Students learn the fundamentals of analyzing real<br />
estate investments. Covers the various elements in<br />
the analysis process and their interrelationships.<br />
Students examine how the investments and their<br />
changing characteristics relate to their own goals<br />
and financial circumstances. Recommended: R EST<br />

R EST 240<br />
Land Planning & Development • 3 CR<br />
Introduces students to legislation, ordinances, and<br />
procedural requirements involved in land use and<br />
development processes. Topics include areas of<br />
zoning, subdivision, comprehensive planning, environmental<br />
and land use legislation, highest and<br />
best/most probable use, and building and land<br />
economics. Prerequisite: R EST 130 or sales license<br />
or permission of instructor.<br />
R EST 241<br />
Advanced Land Planning &<br />
Development • 3 CR<br />
A continuation of R EST 240. Covers residential<br />
subdivision and commercial development through<br />
case studies, problem analysis, and income evaluation<br />
on site-specific developments. Prerequisite: R<br />
EST 240 or permission of instructor.<br />
R EST 251<br />
Residential Property<br />
Management • 4 CR<br />
Geared to the professional property manager, rather<br />
than the on-site manager, and covers the management<br />
of all types of residential and multi-residential<br />
properties. Additional outside class time is required<br />
for development of an apartment management<br />
plan. Course is identical to the Institute of Real Estate<br />
Management Course 202 and successful students receive<br />
an additional five elective credits toward a Certified<br />
Property Manager (CPM) designation.<br />

Commercial Property<br />
Management • 3 CR<br />
Focuses on the application of the management,<br />
operation, and leasing procedures of shopping centers,<br />
offices and medical buildings, and industrial<br />
properties. Course is identical to the Institute of<br />
Real Estate Management Course 203 and successful<br />
students receive an additional five elective credits<br />
toward a Certified Property Manager (CPM) designation.<br />
R EST 260<br />
Commercial Escrow • 3 CR<br />
The third course in the escrow series. Students learn<br />
to deal with the escrowing of income producing<br />
entities and non-standard properties. Topics include<br />
business escrow, industrial and shopping<br />
complexes, developmental properties, and farm<br />
and land escrows. Prerequisite: R EST 161 or permission<br />
of instructor.<br />

Individual Studies in<br />
Real Estate • V1-10 CR<br />
Covers directed readings, special projects, and independent<br />
study by an individual student. Prerequisite:<br />
Approval by Real Estate Director.
