SECTION 8<br />

SPECIAL <strong>REGULATIONS</strong><br />

8.11.1.11 The permanent preservation of open space shall be accomplished by deeding<br />

the property, preservation easements, conservation easements, public access<br />

easements or a combination of easements to the Town of Granby or to an<br />

approved non-profit organization, or in a manner consistent with Section<br />

8.20.9.2 of the Zoning Regulations. In all cases where the preserved open<br />

space is not deeded to the Town of Granby the specific wording of<br />

conservation, preservation or public access easements shall be required with<br />

the application to ensure the permanent preservation, usage and/or access to<br />

the open space. The easements shall remove any development rights from the<br />

open space, shall provide for the maintenance of trails or recreational areas,<br />

shall prohibit or outline the conditions under which the removal of vegetation<br />

will be allowed, shall address the keeping of animals, shall address residential<br />

accessory uses, shall permit the operation of agricultural activities, shall<br />

prohibit or outline the conditions under which the grading of land or removal of<br />

earth products will be allowed, shall provide for or prohibit public access, etc.,<br />

as may be appropriate for the specific location and purpose of the open<br />

space.<br />

8.12 TRANSITIONAL <strong>OF</strong>FICE USE AND/OR CONVERSION<br />

The purpose of this Section is to permit, under certain conditions, the new<br />

construction of an office building or the conversion of an existing structure to<br />

an office facility when such construction or conversion will act as a transition of<br />

uses between residential uses and zones or areas of high traffic. A transitional<br />

office use and/or conversion shall be subject to the following requirements in<br />

addition to the requirements of Section 8.2:<br />

8.12.1 All applicants shall file a site plan in conformance with Section 4 of these<br />

Regulations.<br />

8.12.2 All proposals shall conform to the area requirements of the zone in which they<br />

are located.<br />

8.12.3 All proposals are subject to the requirements of Section 7 Off-Street Parking.<br />

8.12.4 Transitional offices shall only be located where residential zones abut zones of<br />

a higher intensity or along state routes where traffic conditions and the<br />

development of surrounding properties discourage residential usage.<br />

8.12.5 A transitional office shall be designed so as to be compatible with neighboring<br />

structures.<br />

8.13 RESIDENTIAL USES IN NON-RESIDENTIAL ZONES<br />

Where residential uses are permitted in non-residential zones as a Special<br />

Permit, they shall be subject to the following requirements in addition to the<br />

requirements of Section 8.2.<br />
