SECTION 8<br />

SPECIAL <strong>REGULATIONS</strong><br />

8.14.3 A rear lot shall have a minimum area of 5 acres. The front, side and rear yards<br />

shall be at least twice the minimum requirement of Section 5.1. Access ways<br />

shall not be used in the area computation.<br />

8.14.4 If rear lots are proposed in subdivisions, the incidence of rear lots shall not<br />

exceed the greater of one (1) lot or 20% of the number of lots for which<br />

subdivision approval is sought. The Commission may waive this requirement<br />

when such waiver will result in a reduction in the length of subdivision roads.<br />

8.14.5 All rear lots must comply with the contiguous developable area requirements of<br />

Section 3.2.7 of the Subdivision Regulations.<br />

8.14.6 Section 3.2.6 of the Subdivision Regulations concerning Lot Square, shall not<br />

apply to rear lots.<br />

8.14.7 The design of the rear lot shall be such that a rectangle of 200 feet by 400 feet<br />

can be accommodated within the perimeter of the rear lot.<br />

8.14.8 All rear lot applications shall include maps and plans prepared in accordance<br />

with Section 2.1 of the Subdivision Regulations as necessary to demonstrate<br />

that the proposed lot(s) conform to the above regulations and all applicable<br />

Subdivision and Zoning Regulations and the State of Connecticut Public<br />

Health Code.<br />

8.15 AGRICULTURE<br />

These Regulations have been developed to promote, protect, retain and<br />

encourage Granby's rural character. This rural character has its roots in the<br />

tradition of New England Agriculture: the small farm, the fruit orchard, and the<br />

dairy. Granby's overall plan for development requires that this agricultural<br />

presence be continued through the use of inclusionary rather than<br />

exclusionary agricultural regulation. Creative development; which seeks to<br />

further an agricultural presence and the retention of a rural character shall be<br />

encouraged.<br />

8.15.1 Dogs, cats and other pets, which are kept as companions and normally<br />

housed together with human occupants are permitted in any zone on any size<br />

lot in conjunction with a residence.<br />

8.15.2<br />

The keeping of livestock shall be permitted in all residential zones on any lot of<br />

30,000 square feet or more.<br />
