SECTION 8<br />

SPECIAL <strong>REGULATIONS</strong><br />

8.25.3.2 May be set back from the street line a distance of less than 50 feet, but not<br />

less than 15 feet, as determined by the Commission based on the size and<br />

location of the structure and the existing and proposed screening.<br />

8.25.3.3 Must be screened from neighboring properties and the street with evergreen<br />

and other plantings as determined by the Commission.<br />

8.25.3.4 Must be in general compliance with Sections 8.25.2.3 through 8.25.2.10 as<br />

applicable, based on the size and location of the proposed utility use.<br />

8.25.4 Within Residential Zones, a utility use which covers an area of less than<br />

50 square feet:<br />

8.25.4.1 Shall be permitted when located on lot which contains an existing residential<br />

use, provided the total area of the lot is equal to the minimum required within<br />

the zone plus the area set aside for the utility use and all residential structures<br />

are located at least 50 feet from the utility use.<br />

8.25.4.2 Shall be completely screened from the Street with evergreen planting.<br />

8.25.4.3 May be located a minimum of 10 feet from the street line.<br />

8.25.5 Within non-residential zones, utility structures shall require a Special<br />

Permit if they are to contain 50 square feet or more:<br />

8.25.5.1 Utility Uses may be designed as a primary use or as part of a coordinated site<br />

plan subject to section 4 of these Regulations.<br />

8.25.6 Within non-residential zones, a utility use which covers an area of less<br />

than 50 square feet:<br />

8.25.6.1 Shall be permitted when located on lot which contains an existing commercial<br />

use, provided the total area of the lot is equal to the minimum required within<br />

the zone plus the area set aside for the utility use and all area structures are<br />

located at least 50 feet from the utility use.<br />

8.25.6.2 Shall be completely screened from the Street with evergreen planting.<br />

8.25.6.3 May be located a minimum of 10 feet from the street line.<br />
