SECTION 8<br />

SPECIAL <strong>REGULATIONS</strong><br />

8.27.2 Zoning Procedure<br />

Active Adult Residential Developments shall be allowed only by special permit.<br />

Such housing shall be permitted in the ED, R30 and PDM zones and shall<br />

include the accessory use of Customary Home Occupations outlined in<br />

Section 8.8. The Commission may approve an Active Adult Residential<br />

Development only after submission of an application in accordance with the<br />

requirements of Sections 3.9 and 4 of these Regulations and a finding that the<br />

standards contained herein and in Section 8.2 have been met. No application<br />

for an AARD shall be approved unless the Commission finds that a need exists<br />

within the Town of Granby for the specific housing type proposed. The<br />

Commission shall also determine that the topography and other natural<br />

features of the property are capable of accommodating the proposed housing<br />

density and that the overall proposal is in general accordance with the Town’s<br />

Fundamental Values as identified within the Town’s Plan of Conservation and<br />

Development.<br />

8.27.3 Standards and Requirements for an AARD<br />

8.27.3.1 An Active Adult Residential Development shall be designed in accordance with<br />

the following standards and requirements:<br />

8.27.3.2 The proposed development shall be a Common Interest Ownership<br />

Community as defined in Chapter 828 of the Connecticut General Statutes.<br />

8.27.3.3 The proposed development shall be served by public water and public sewer.<br />

8.27.3.4 The proposed site shall have a minimum lot area of 10 acres.<br />

8.27.3.5.1 The maximum number of dwelling units shall be five (5) per developable acre,<br />

except that the commission may allow an increase in density of up to 20% of<br />

the allowable number of units under the following guidelines:<br />

8.27.3.5.2 That 60% of the units which exceed the normally allowable density be sold at a<br />

price affordable to persons who earn no more than the median family income<br />

as defined for the Greater Hartford MSA, as published annually by the<br />

Department of Housing and Urban Development or similar publication.<br />

8.27.3.5.3 That the maximum total income of a buyer of an affordable unit not exceed the<br />

median family income for the Greater Hartford MSA as published annually by<br />

the Department of Housing and Urban Development or similar publication;<br />

8.27.3.5.4 That the affordable units be contained within separate units located throughout<br />

the development;<br />
