SECTION 8<br />

SPECIAL <strong>REGULATIONS</strong><br />

8.27.3.18.2 A unit may be leased for a term of not more than one year to a tenant or<br />

tenants who are not members of the owner(s)’s family provided that the tenant<br />

or tenants meet the residency requirements set forth in herein, and provided<br />

that the unit owner(s):<br />

8.27.3.18.3 Occupied the unit immediately prior to the commencement of the lease term;<br />

and<br />

8.27.3.18.4 Intend(s) to immediately re-occupy the unit upon the end of the lease term.<br />

8.27.3.19 There shall be a minimum set aside of open space equal to 2,500 square feet<br />

per unit. Areas with greater than 15% slope or Wetlands soils as identified by a<br />

certified soil scientist shall not count toward this minimum requirement. Any<br />

undeveloped areas that are used for determining permitted density shall be<br />

preserved for Open Space or recreational purposes approved by the<br />

Commission.<br />

8.27.3.20 A walking trail system may be provided within the proposed development.<br />

Unpaved walking trails may be counted as open space.<br />

8.27.3.21 Sidewalks and curbing shall be constructed to the general standards found<br />

within the Granby Subdivision Regulations.<br />

8.27.3.22 All utilities shall be underground<br />

8.27.3.23 Road and driveway standards and storm drainage design shall generally<br />

comply with the standards outlined within the Granby Subdivision Regulations.<br />

8.27.3.24 A buffer area of at least 25 feet in width shall be provided along all side and<br />

rear property lines and maintained to provide adequate privacy and sound<br />

minimization between the AARD and the adjacent uses.<br />

8.27.3.25 All streets driveways and utilities within the AARD shall be privately owned and<br />

maintained by the association.<br />

8.27.3.26 The requirements of Section 8.27 shall take precedence over any conflicting<br />

requirement of the underlying zone.<br />

8.27.3.27 Recreational uses and community facilities such as gardens, swimming pools,<br />

tennis courts, clubhouses and community buildings are encouraged and shall<br />

generally be identified on the plans submitted with the application.<br />

8.27.3.28 Signs may be permitted if approved as part of the comprehensive development<br />

plan provided said sign is in accordance with Section 8.6.12.2.2 of the Zoning<br />

Regulations.<br />
