USE DISTRICTS<br />

3.5.2.6 Movie theaters, performing arts theaters, auditoriums and assembly halls<br />

(excluding drive-in theaters);<br />

3.5.2.7 Hotels, motels or inns;<br />

3.5.2.8 Retail sales or alcoholic beverages, subject to Section 8.3;<br />

3.5.2.9 Residential uses, subject to Section 8.13;<br />

3.5.2.10 Personal services not listed in Section 3.5.1.3; and<br />

3.5.2.11 Churches, religious buildings and other non-profit organizations<br />

3.5.2.12 Accessory uses customarily incidental to the above Special Permit uses:<br />

3.5.2.13 Automobile washing facilities<br />

3.5.2.14 Rear lots in commercial zones, subject to Section 8.23<br />

3.5.2.15 Utility Use, subject to Section 8.24<br />

3.5.3 Required Lot Areas, Yards, Coverage, Heights and Frontages.<br />

For required lot areas, yards, coverage, heights and frontages refer to Section<br />

3.5.4 Special Business Regulations<br />

3.5.4.1 Premises used for the purposes described in Sections 3.5.2.3 and 3.5.2.4 shall<br />

observe the requirements set forth in Section 3.4.4.4.<br />

3.5.4.2 Merchandise shall not be displayed or stored within the required front yard<br />

setback unless the areas are specifically authorized by the Commission as a<br />

part of a site plan or special permit approval. Parking spaces and landscaping<br />

areas shall not be used for sales, storage, display of goods or advertising<br />

purposes of any kind, except for detached signs installed in conformance with<br />

these Regulations, and except for the storage of automobiles and similar<br />

vehicles accessory to vehicle sales in parking spaces.<br />

3.5.4.3 All commercial activity shall be conducted wholly within enclosed buildings,<br />

except for off-street loading, periodic sidewalk sales and other operations<br />

normally conducted outdoors, and excepting other uses specifically authorized<br />

by the Commission as part of a site plan or special permit approval.<br />
