SECTION 8<br />

SPECIAL <strong>REGULATIONS</strong><br />

8.2.0 Uses designated as requiring Special Permits have been determined to<br />

warrant special consideration prior to their establishment in a particular area.<br />

The Commission shall hear and decide on all requests for Special Permits and<br />

shall only permit such requests when they are found to be in compliance with<br />

the following:<br />

8.2.1 Suitable Location for Use<br />

That the location and size of the proposed use and the nature and intensity of<br />

use in relation to the size of the lot will be in harmony with the orderly<br />

development of the area and compatible with other existing uses in the area.<br />

8.2.2 Suitable Structures for Use<br />

That the kind, size, location and height of structures and the nature and extent<br />

of landscaping on the lot are appropriate for the proposed use and will not<br />

hinder or discourage the appropriate use of adjoining property or diminish the<br />

value thereof.<br />

8.2.3 Environmental Compatibility<br />

That the proposed use shall be compatible with the surrounding area and shall<br />

not subject the area to excess noise, vibrations, odors or create a nuisance in<br />

any other manner.<br />

8.2.4 Neighborhood Compatibility<br />

That the design elements of the proposed development are attractive and<br />

suitable in relation to the site characteristics and the style of other buildings in<br />

the area and that the proposed use will not alter the essential characteristics of<br />

the area or adversely affect property value in the neighborhood.<br />

8.2.5 Adequate Parking and Access<br />

That the proposed parking and loading facilities are adequate and properly<br />

located and the proposed entrance and exit driveways are laid out to achieve<br />

maximum safety.<br />

8.2.6 Adequate Streets for Use<br />

That existing or proposed streets providing access to the proposed use are<br />

adequate in width, grade, alignment and visibility and have adequate capacity<br />

for the additional traffic generated by the proposed use.<br />
