site excellent exposure and access.<br />
The site is presently used informally for commuter parking and access to the depot<br />
works. The stanchions of the railway line overhead cables are located within the site,<br />
and development would need to fit in around these.<br />
Spectacular Scenic Views from the Site But Rail Noise<br />
The eastern extremity of the site enjoys spectacular distant views southward to the<br />
<strong>Blue</strong> <strong>Mountains</strong>, which will never be blocked, as Kingsford Smith Park is directly south<br />
of the site and set much lower than the depot site.<br />
However, this narrow strip of the site is directly adjacent to the railway and subject to<br />
railway noise, including late-night coal trains.<br />
Possible Uses Considered<br />
Uses considered for this site are similar to those of the Goldsmiths site, including:<br />
car parking for site occupants, commuters, Echo Point shuttle bus users, and the<br />
Top End of Town;<br />
business uses related to the <strong>Council</strong> Offices and/or to tourism or health;<br />
tourist overnight accommodation due to proximity to the Station and Tourist<br />
Coach drop-offs;<br />
a scenery or rail heritage related enterprise, including possibly a National Parks<br />
and Wildlife Service information centre;<br />
highway retail and/or a fast food outlet.<br />
Because the site is so vital as an entry statement for <strong>Katoomba</strong>, there was little<br />
support in the <strong>Charrette</strong> for highway retail or a fast food outlet, especially a multinational<br />
outlet designed in standard corporate style.<br />
Ownership Disposition<br />
The State Rail Authority has indicated that it would consider reuse of the site. The<br />
SRA wishes to maximise financial returns from the disposal of the site, while<br />
considering the continuing operation of the Depot functions in association with<br />
<strong>Katoomba</strong> Rail Station. The SRA also sought about 100 commuter car parking spaces<br />
for the site, if possible. Other state objectives, in favour of the Town Centre, may also<br />
influence how it is disposed and developed, however.<br />
Stakeholder Input<br />
The general community reportedly wanted this site to contribute to the Town Centre<br />
in its use and image, and they do not want it completely to block deeper views to the<br />
Town Centre.<br />
9.3.1.2 The Gearin’s Hotel<br />
While the historic Gearin’s Hotel is a treasure, its frontage to the highway is not. Its<br />
north face is a blank brick wall with an empty space about 5 metres wide stretching to<br />
