Schedule 1 - Development Permit AreasSite Specific Commercial andIndustrial Development Permit AreaDelegation <strong>of</strong> Authority:Design Guidelinesi) Built FormIn accordance with the <strong>Kamloops</strong> Development Permit Procedure By-law,Council approval is not required for the following Development Permitapplications:• Development Permits pertaining to only site planning or landscaping;• amendments to existing Development Permits; and• any new improvement to a property or building equalling $250,000 orless in building permit value, where that development is in compliancewith all applicable regulations and by-laws pertaining to the subjectproperty.• Buildings shall be designed with architectural features and/or variation intreatment to avoid the appearance <strong>of</strong> long, homogenous façades and to reduceapparent building mass.• Ro<strong>of</strong>lines shall relate to adjacent building forms and styles. Varied ro<strong>of</strong>linesshall be used to avoid the appearance <strong>of</strong> a long, flat building façade. Ro<strong>of</strong>topmechanical equipment must be screened by ro<strong>of</strong>lines or well designedarchitectural details.• Building exteriors shall use subdued rather than bright hues as the dominantcolour tones and employ bold, complimentary accents. Secondary façadesshall be treated in a colour tone that is the same as or complimentary to that <strong>of</strong>the principal façade. Bright, contrasting colours should be used for trims andaccents only.• Large expanses <strong>of</strong> highly reflective treatments and glazing (i.e. mirror glass)shall be avoided on exterior walls so as to prevent heat and glare impacts onadjacent properties and roads.• Buildings on corner sites or with double road frontage shall be designed toacknowledge the buildings' visibility from each street through continuity <strong>of</strong>design, colour, materials, exterior finish, and signage.• Buildings on corner sites shall be designed with regard for the high priority <strong>of</strong>public exposure and shall incorporate specific corner lot design features suchas landmark architectural elements.• Where feasible, buildings shall be oriented towards the street with parkinglocated in the side or rear yard. Required front yard and side street yardsetback regulations may be varied through a Development Permit to facilitatestreet oriented development.• The architectural style <strong>of</strong> buildings containing multiple tenants shall remaincohesive over the entire frontage.
