9.4 Batemans Bay and Surrounds<br />

9.4.1 Background<br />

The Landscape<br />

The town of Batemans Bay is taken to encompass the areas north of Clyde River including<br />

Maloneys Beach, Long Beach, Surfside and North Batemans Bay, the central business<br />

area of Catalina, Batehaven and Sunshine Bay and the southern areas covering Denhams<br />

Beach, Surf Beach, Lilli Pilli and Malua Bay. The north and central urban areas are located<br />

predominantly on the foreshores of Batemans Bay and the southern areas on the<br />

foreshores of the Tasman Sea. Batemans Bay forms part of the Clyde River estuary system<br />

and is an attractive and popular tourist destination. The tidal regions of the river support the<br />

major oyster industry within the <strong>Eurobodalla</strong> Shire. The township of Batemans Bay is<br />

located near the junction of Princess Highway and Kings Highway (see Figure 9-5 below).<br />

This area supports about 45% of the total <strong>Eurobodalla</strong> Shire’s urban population and the<br />

majority of tourist visitors to the shire. During the peak tourist/holiday season, the population<br />

of Batemans Bay almost doubles. The current permanent population of the area is about<br />

17 800 (6 950 dwellings) and is expected to increase to about 23 700 (8 500 dwellings)<br />

within the current planning period. Council has identified that the majority of this population<br />

growth will be accommodated within the zoned urban expansion areas north of Clyde River,<br />

in the Malua Bay area as new subdivisions, and the remaining within existing developed<br />

areas as infill.<br />

The area also accommodates a large number of holiday/non-resident rate paying dwellings.<br />

Whilst the holiday/non-resident rate paying dwellings are likely to remain an integral part of<br />

this community, the numbers are likely to decline from their current level due to the owners<br />
