Challenges<br />

The City Centre also faces challenges as a result of its structure.<br />

The City Centre does not fully engage with the river, while there is a legacy of the industrial <strong>and</strong><br />

trading character of the riverfront <strong>and</strong> more recent development, as well as the introduction of<br />

the orbital road system;<br />

The quality of 20th <strong>and</strong> 21st architecture has been limited in many cases, often out of scale <strong>and</strong><br />

has often not respected the high quality urban <strong>for</strong>m – especially along the river;<br />

The area north of Sarsfield Street, encompassing Arthur’s Quay, the Potato Market, the Courts<br />

<strong>and</strong> <strong>Limerick</strong> City Council’s offices is fragmented where the traditional structure has been<br />

removed;<br />

The fabric breaks down at the eastern edge <strong>and</strong> the historic fabric in Irish Town is difficult to<br />

navigate through;<br />

Major vacant sites – including the Opera Site <strong>and</strong> the <strong>for</strong>mer Dunnes Stores Site create large<br />

gaps in activity;<br />

The whole City Centre needs to be more strongly integrated, offering a more seamless transition<br />

<strong>for</strong> the pedestrian between places of interest <strong>and</strong> intensity; <strong>and</strong><br />
