General Notes:<br />

1. This outline specification is intended to serve for construction cost estimating and<br />

discussion purposes only. It is not a construction document.<br />

2. At this time, it is assumed that this will be a publicly bid job. However, the City and<br />

School district are still considering the option <strong>of</strong> lease / leaseback for project delivery.<br />

If the estimators believe this will have an impact on the cost <strong>of</strong> construction, that<br />

should be so noted.<br />

3. Because this is in part a school project, all work must conform to DSA standards, and<br />

it will be under the continuous observation <strong>of</strong> an onsite DSA inspector during<br />

construction.<br />

4. Sustainability is a key goal <strong>of</strong> this project. We are aiming for LEED silver at the<br />

minimum, hoping to perhaps be able to attain gold rating if we are able to do the<br />

alternate for solar panels.<br />

5. Allow for removal and disposal <strong>of</strong> any hazardous materials found at the site by a<br />

contractor licensed for that work. As much existing construction material should be<br />

reused in the new project as possible.<br />

Notes on Products, Furnishings and Equipment:<br />

1. All products are specified “or equal”, unless noted otherwise, and are intended to<br />

establish the general level <strong>of</strong> quality for bidding purposes. Final selections will be<br />

indicated in the Construction Documents.<br />

2. All interior finishes, including carpeting and window coverings are to be included in the<br />

general contract.<br />

3. The general contract will include all built in custom casework items.<br />

4. Other items to be included in the Furnishings & Equipment budget include all movable<br />

furniture, fitness and other equipment, all modular workstations, telephones and<br />

communication equipment . For purposes <strong>of</strong> this estimate, general contract should be
