CONCEPTUAL DESIGN January 9, 2009<br />

<strong>Emeryville</strong> <strong>Center</strong> <strong>of</strong> <strong>Community</strong> <strong>Life</strong><br />

assumed to include all conduit, wiring and cabling for power, data, audio-visual,<br />

communications, security, and phone systems. Security system to be tied into city<br />

network.<br />

5. Finish materials subject to wear and tear such as acoustic ceiling tiles, carpeting and<br />

ceramic tile should have an allowance <strong>of</strong> 1% for replacement materials for ongoing<br />

maintenance.<br />

6. Provide 2 year warranty/maintenance period on key building systems including<br />

landscape, and mechanical.<br />

Summary <strong>of</strong> the Work<br />

1. This project consists <strong>of</strong> a new complex <strong>of</strong> linked buildings, housing educational<br />

facilities for pre-kindergarten through 12 th grade, and related community service<br />

facilities including a gym/fitness center, class/activity rooms, spaces for providing a<br />

range <strong>of</strong> social services, and adaptable multi-functional rooms for community<br />

gatherings.<br />

2. The current plans indicate a one level underground parking structure under the new<br />

buildings along 47 th street. This would be a fully ventilated garage.<br />

3. The project includes retaining and renovating the existing gymnasium, locker rooms,<br />

swimming pool, and related spaces located at the west end <strong>of</strong> 47 th street.<br />

4. 47 th street will be reconfigured and widened along its entire length to accommodate<br />

additional on-street parking. This is included as part <strong>of</strong> the scope <strong>of</strong> work.<br />

5. There is an existing culvert that runs under the site, paralleling 53 rd street at the west<br />

end, and then angling to the south to a crossing at San Pablo. The eastern portion <strong>of</strong><br />

this culvert is to be replaced with a new, <strong>of</strong>fset culvert per the drawings as part <strong>of</strong> this<br />

scope <strong>of</strong> work.<br />

6. Other site improvements include new ballfields with artificial turf, playgrounds, paved<br />

entry and plaza areas, a false creek style water feature adjacent to 53 rd street, and<br />

other landscape improvements.<br />

Alternates<br />

1. Alternate 1: See section 16000 for ro<strong>of</strong> mounted photovoltaic power generation system<br />

over the new and existing gym buildings. As a note, we will also consider other options<br />

for the integration <strong>of</strong> photovoltaic panels into the building envelope, such as in sun<br />

shading devices or integrated window systems.<br />
