available in the future for future expansion <strong>of</strong> the proposed center.<br />

During this phase <strong>of</strong> the work, the primary objectives were:<br />

To develop a precise program that defined the spaces required to<br />

accommodate the desired activities to be housed at the new center.<br />

To test potential configurations <strong>of</strong> these program areas on the proposed<br />

project site to ensure that they could be accommodated and create a<br />

viable conceptual organizational diagram.<br />

To develop a preferred conceptual design for the overall campus, and<br />

document that design in plans, sketches, and an outline specification<br />

defining the proposed scope <strong>of</strong> work.<br />

To assess parking demand and propose a solution to accommodate<br />

parking for the project at or around the site.<br />

To prepare construction and overall project cost estimates in line with the<br />

level <strong>of</strong> potential funding deemed possible by the project’s finance<br />

committee.<br />

To prepare presentation materials for use in community meetings and<br />

outreach to sources <strong>of</strong> potential funding.<br />

To facilitate a series <strong>of</strong> community workshops to present and discuss the<br />

proposed new campus, and document the input from the participants.<br />

To provide outreach materials including a new project website, fliers, and<br />

door hangers announcing opportunities for public participation in the<br />

process.<br />

The consultant team included architects, landscape architects, structural,<br />

mechanical, electrical, and civil engineers, pool designers, traffic planners, and<br />

construction cost estimators. The work product <strong>of</strong> each <strong>of</strong> these firms is included<br />

in the documents contained in this final master plan report.<br />

Our scope <strong>of</strong> work began with a series <strong>of</strong> meetings with staff to discuss and<br />

develop a program, working with documents prepared during a previous study<br />

as our starting point. The agreed upon program called for 235,000 sf <strong>of</strong> new<br />

construction, and served as the basis for our initial design studies. Four<br />

alternative plans were generated, and presented with drawings and models to<br />

the City/Schools Committee and the Partners for <strong>Community</strong> <strong>Life</strong>. After these<br />

meetings, a preferred direction was selected, and an initial cost estimate was
