Prior to the issuance <strong>of</strong> a building permit, any monitoring wells andboreholes drilled for hydrogeological or geotechnical investigations shall beproperly abandoned in accordance with current Ministry <strong>of</strong> theEnvironment Regulations and Guidelines. The Developer shall submit aWell Record to the satisfaction <strong>of</strong> the General Manager/<strong>City</strong> Engineer.19. Prior to site plan approval, a chain link fence with a minimum height1.84 metres must be installed and maintained along the northerly propertyline which abuts the CN railway lands.20. Prior to site plan approval for the Phase 1 lands, the Developer shallprovide the <strong>City</strong> with a detailed list <strong>of</strong> energy efficiency measures andevidence that the proposed commercial development will be constructed tothe energy efficiency standard set out in Attachment 7 <strong>of</strong> Planning,Building, Engineering and Environment Report 12-96, dated <strong>November</strong> 5,<strong>2012</strong>.21. Prior to site plan approval for Phase 2 lands, the developer shall submit adetailed list <strong>of</strong> energy efficiency measures to be incorporated into thesite development and buildings proposed to be constructed on the Phase 2lands, to the satisfaction <strong>of</strong> the General Manager <strong>of</strong> Planning Services.22. Prior to site plan approval for the Phase 2 lands, the developer shallprovide lands fronting on a public street for the purposes <strong>of</strong> a public artor cairn installation reflecting the site’s heritage as the former “MitchellFarm” to the satisfaction <strong>of</strong> Heritage <strong>Guelph</strong> and the General Manager <strong>of</strong>Planning Services, in keeping with <strong>Council</strong> Resolution on the demolition <strong>of</strong>the Mitchell Farmhouse on September 6, 2005.23. That prior to site plan approval, the Developer shall enter into anagreement with the <strong>City</strong>, registered on title, satisfactory to the <strong>City</strong>Solicitor, the General Manager <strong>of</strong> Planning Services and the GeneralManager/<strong>City</strong> Engineer, covering the conditions noted above.
