is consistent and compatible with the predominant use in the area which is residential.<br />

E. ENVIRONMENTAL FEATURES & IMPACT ON INFRASTRUCTURE:<br />

1. Environmental Features: The subject site is located in the eastern edge of Lake<br />

Munson Drainage basin. County environmentally sensitive area maps indicate no<br />

other known environmentally sensitive features in the subject area.<br />

2. Water/Sewer: City water and sewer are available to the area.<br />

3. Transportation:<br />

Transportation Analysis and Conclusion: The subject site is located north of Monday<br />

Road and west of Capital Circle, SE. Trip generation analysis by the City<br />

Concurrency Division, concluded that the proposed change in future land use would<br />

result in a net decrease of 20 PM peak hour trips.<br />

Transit Availability: The subject site is located on the north side of Monday Road,<br />

approximately 1,100 feet west of Capital Circle, southeast. There is a StarMetro bus<br />

stop located at the intersection of Capital Circle SE and Old St. Augustine Road,<br />

which is approximately 4,450 feet north of the property and other bus stop located at<br />

the intersection of Capital Circle SE and S. Blair Stone Road, which is approximately<br />

4,800 feet south of the property.<br />

Bicycle/Pedestrian Facilities Availability: The bike lanes and sidewalks are planned<br />

for roads in the immediate area, including Monday Road, Paul Russell and Midyette<br />

Roads. Capital Circle, SE has sidewalks and bike lanes.<br />

4. Schools: The subject site is in the Conley, Fairview and Rickards school attendance<br />

zones.<br />
