Rural Zoning<br />

The Rural zoning district includes undeveloped and non-intensively developed acreage<br />

remotely located away from urbanized areas. This district contains the majority of the<br />

county's present agricultural, forestry, and grazing activities.<br />

Urban land use intensities are not anticipated during the time frame of the comprehensive<br />

plan, due to lack of urban infrastructure and services. Very low residential density (one<br />

unit per ten acres) and small scale commercial activities designed to service basic<br />

household needs of area residents are allowed, as well as passive recreational land uses.<br />

Industrial and ancillary commercial land uses directly associated with the timbering<br />

and/or agribusiness are permitted. This district is intended to maintain and promote<br />

present and future agricultural and silvicultural uses, and to prohibit residential sprawl<br />

into remote areas lacking basic urban infrastructure and services.<br />

Proposed FLUM & Zoning<br />

Woodville Rural Community Land Use<br />

The primary intent of the Woodville Rural Community land use category is to protect this<br />

unique rural community through specific objectives and policies designed to address the<br />

issues unique to Woodville. Towards this goal, residential development is limited to a<br />

density of four (4) dwelling units per acre. However, residential densities of up to eight<br />

(8) dwelling units per acre may be allowed through the transfer of development units as<br />

provided for in Policy 4.2.5 of the Conservation Element.<br />

Non-residential development is limited to a maximum of 50,000 square feet per building<br />

and 50,000 square feet per parcel.<br />

Planned Unit Development Zoning<br />

The planned unit development (PUD) zoning district is intended to provide a method by<br />

which proposals for a unique zoning district which are not provided for or allowed in the<br />

zoning districts otherwise established by the land development code may be evaluated.<br />

In the County, the standards and procedures of this district are intended to promote<br />

flexibility of design and permit planned diversification and integration of uses and<br />

structures, while at the same time retaining in the Board of County Commissioners the<br />

absolute authority to establish such limitations and regulations as it deems necessary to<br />

protect the public health, safety, and general welfare.<br />

As described in Section 10-6.696 of Leon County’s land development regulations, the<br />

PUD district is intended to:<br />
