A. FULL AND APPROPRIATE COMPLIANCE WITH THE AGREED UPON<br />

AND APPROVED PELUC CONDITIONS<br />

B. DIRECTING STAFF TO WORK WITH MNA TO CONSIDER AND<br />

DEVELOP POTENTIAL MODIFICATIONS TO MOBILITY DISTRICT<br />

DEVELOPMENT STANDARDS AS IT RELATES TO NON-RESIDENTIAL<br />

USES ABUTTING ESTABLISHED RESIDENTIAL PARCELS AS IT<br />

PERTAINS TO HEIGHT, SINAGE, LIGHTING, NOISE, AND BUFFERS.<br />

I write today not only to share our new position, but also to respectfully request<br />

that the Commission direct City Staff to work with MNA to adjust or tweak the<br />

language within the current NBO designation regarding building height,<br />

interconnectivity, and specific uses of the parcels. We were able to do this in<br />

2007 when the Allied Veterinary Group next to these parcels applied to change<br />

their land use from RP2 to NBO and we wish to have this seat at the table once<br />

again to address a couple of serious concerns with these properties as well.<br />

The Planning Department staff recommends approval of the amendment request<br />

for the following reasons:<br />

1. Meets the intent of Neighborhood Boundary as a transition land use intended<br />

to<br />

protect existing commercial and office uses and adjacent stable and viable<br />

residential<br />

areas.<br />
