5. Optional Sustainable Development Survey<br />

The amendment application forms include an optional sustainable development<br />

survey that allowed the applicant to provide information about the proximity of<br />

services to the site under review. The form was not completed by the applicant.<br />

F. VESTED / EXEMPT STATUS:<br />

The subject site is not vested or exempt.<br />

G. CONCLUSION:<br />

Based on the above data and analysis, staff concludes the following:<br />

1. The proposed Urban Residential -2 land use category is consistent with the<br />

predominant development pattern in the vicinity of the subject site. The subject site and<br />

the surrounding area are developed with low density residential development.<br />

2. The proposed change would correct an error made during the Land Use Compliance<br />

Certificate Process, and would allow the subject parcel to be subdivided into two<br />

residential lots with two single-family homes which is compatible with the surrounding<br />

land uses.<br />

3. The proposed amendment is not anticipated to have adverse effects on public<br />

facilities.<br />

Thus, based on the data, analysis, and conclusions, staff is recommending approval of<br />

this amendment.<br />
