3. Forum Montijo
Forum Montijo is located on the Portuguese Setubal Peninsula – representing the south
bank of the river Tagus southeast of Lisbon – at one of the access roads to the town of
Montijo. Since the construction of the Vasco da Gama Bridge, Lisbon’s second bridge
over the river Tagus and with a total length of 17.2 km the longest bridge in Europe, the
greater Lisbon south bank has seen an enormous population growth. The proximity to
the new bridge, which was built for the world fair Expo 98 together with an excellent
new road infrastructure, has made the city of Montijo and its surroundings a compulsory
throughway of both regional and national importance. Due to the new bridge, the
economic base of this area has changed and is expected to improve further, providing
the opportunity to expand the catchment area of the shopping centre. The demographic
structure of the region has also significantly changed. New target groups with higher
disposable income can now be addressed, as more people working in Lisbon and belonging
to higher income brackets have recently moved to the aforementioned region, thereby
increasing the economic as well as the purchasing power. Once a rural backwater, the
area’s new accessibility has given Montijo the potential to become Lisbon’s most densely
populated southern suburb after Almada.
Forum Montijo opened for the public in 2003. Inspired by the region’s rural past, the
architecture of the shopping centre is based on the impressive farmstead characteristics
of the area. The idea was to build an out-of-town regional shopping centre with three
specific retail elements: a 30,700 sqm two-level shopping centre connected to a Continente
hypermarket of additional 17,500 sqm which is owned by the chain itself, together
with a 10,000 sqm stand-alone retail park. The whole area is served by 3,900 landscaped
surface-level parking spaces. The centre is very close to the main roads leading south
(Setubal) and southwest (Coina) plus highway A12, linking the northern and southern
motorways via Vasco da Gama Bridge. Therefore, Forum Montijo is easily accessed from
any direction of the catchment area. The mall houses 158 shops/rental units, including
six anchor stores, a food court comprising 24 restaurants, a state-of-the-art cinema with
six screens and a Continente hypermarket.
