Thebuilding integrates with its context by building to thestreet alignment and providing a street wall heightconsistent with the typical range of the area.The ground floor interface balances the need forflexible use of space with the potential for variedtenancy sizes that encourage activation and avibrant street life. Commercial floors above the retailground floor act as a buffer and vertically separatenoisy areas from upper level apartments. Entries tothe residential lobbies are directly accessible fromthe street, but distinctly separate from retail andcommercial entrances.While the tower has a repetitive floor layout, facadearticulation offers the opportunity to group floorstogether and vary facade treatments to add interest.Each residential floor has eight apartments that areaccessed from the lift core, with windows located atthe end of common corridors. Corner apartments arecross ventilated. Balconies at higher levels may needto be partially enclosed to resolve wind impacts, e.g.through operable louvres or wintergardens.In highly urbanised locations, deep soil zones maybe impractical to provide. This example compensatesfor the lack of deep soil by landscaping the roof of thepodium, providing common open space for residentsand environmental benefits, i.e. improvement of thelocal microclimate.
