02 I Controls2F Building separationBuilding separation is the distance measured betweenbuilding envelopes. Separation between buildingscontributes to the urban form of an area and the amenitywithin apartments and open space areas.Amenity is improved through establishing minimumdistances between apartments within the site, betweenapartments and non-residential uses and with neighbours.Building separation ensures communal and private openspaces have useable space and adequate sunlight andprivacy. Within apartments, building separation assists withvisual and acoustic privacy, outlook, and daylight access.Building separation controls should be set in conjunctionwith height controls and controls for private/communal openspace and visual and acoustic privacy.Objectives• Ensure that new development is scaled to support thedesired future character with appropriate massing andspaces between buildings• Assist in providing residential amenity including visualand acoustic privacy, natural ventilation, daylightaccess and outlook• Provide suitable areas for communal open spaces anddeep soil zones where site conditions allowRequired side setbackRequired side setback (if redeveloped)Figure 2F.1 In areas undergoing transition from low density to higherdensities, minimum building separation distances may notbe achieved until the area completes its transition1.
