Appendices<strong>Apartment</strong> building types - Example schemesContext and subdivision08Tower apartments(freestanding)This development integrateswith its context by aligningwith the setback of adjacentbuildings and providing anaddress to surroundingstreets. The location of thetower minimises overshadowing of communal andpublic open space and neighbouring development.The orientation of the tower building along the northsouthaxis maximises views and enables good solaraccess to all apartments.Communal open space for residents is providedin the centre of the site facing the public park. Thebasement car park has a “U” shaped footprint overtwo levels and wraps around a deep soil zone underthe communal courtyard. Vehicle access is located onthe secondary street to the south.Pedestrian entries to lobbies are located along allstreet frontages. Additional access is provided fromthe public park to the north and off the communalcourtyard. At ground level, apartments have directaccess from the street or the communal courtyardand the design allows for live-work apartments andretail space facing the street.The tower has a central core with eight apartmentsper floor. All circulation corridors have access tonatural light and ventilation.
