01 I Context1C Precincts and individual sitesResidential flat buildings are generally developed onindividual sites or within precincts.Individual sitesAn individual site is a single lot or an amalgamation ofseveral lots that can support an individual or a group ofresidential flat buildings.The size, shape and orientation of individual sites directlyinform the possible building types and developmentcapacity. The generic building types in section 1A of thisguide can assist in testing individual sites to determine theplanning controls and supporting guidelines, such as deepsoil zones, communal open spaces, privacy, solar accessand natural ventilation.Figure 1C.1Individual site: this development comprises two apartmentbuildings with a shared communal open space and mediatesbetween low density housing and a local centre to the northWhere an area is planned to change, new developmentneeds to address the desired future character at boththe neighbourhood and street scales. In establishedareas new development should carefully respond toneighbouring development.Incremental change typically occurs lot by lot inestablished areas and can be constrained by existingdevelopment adjacent to the site. Planning and designconsiderations for managing this change include:• site amalgamation requirements may be appropriateand expressed as minimum site frontages or sitespecific amalgamation patterns in developmentcontrol plans*• corner sites and sites with multiple frontages can bemore efficient for development yield than mid-blocksites with a single frontage• the development potential of the adjacent site isretained where zoning permits this• avoiding left over and isolated sites, that are unableto realise the planned development form andpotential*It is important to note that parking rates can be a significantdriver for amalgamation.
