Key Issue 13: Sprucefield Regional Shopping Centre<br />
Sprucefield Regional Shopping Centre provides a key complementary role<br />
to Lisburn City Centre. It comprises the original Sprucefield Centre with<br />
the Marks & Spencer anchor store to the north-east of the site, land<br />
beyond this to the south around Lisnagarvey transmitting Station, and<br />
Sprucefield Park to the west which was opened in 2003 with Sainsbury’s<br />
as its anchor tenant.<br />
The RDS 2035 states that Sprucefield will retain its status as a regional<br />
out-of-town shopping centre.<br />
The existing <strong>Development</strong> <strong>Plan</strong> (BMAP) designates Sprucefield as a<br />
Regional Shopping Centre and states that ‘<strong>Development</strong> of the Area of<br />
<strong>Development</strong> Potential should be in accordance with an overall<br />
comprehensive masterplan for the site.’<br />
The Council welcomed the decision by the High Court on 18th November<br />
2016 in relation the Belfast Metropolitan Area <strong>Plan</strong> (BMAP) to lift the<br />
‘bulky goods only’ restriction at Sprucefield. This is a positive outcome<br />
which will further support the growth of the Regional Shopping Centre at<br />
this strategic location on two key transport corridors.<br />
Sprucefield’s ideal location on the North-South and East-West key<br />
transport corridors provides opportunities for significant growth in the<br />
retailing sector which can be explored through the LDP process.<br />
