Urban Context<br />
6 New development adjacent to or in the vicinity of a Heritage Item,<br />
within an urban or commercial setting, must:<br />
i) retain the existing characteristics of the street including the<br />
setback, height and rhythm of facades, and is to be sympathetic<br />
to the materials and detailing of the earlier facades. Refer to<br />
Figure 8.2-2;<br />
ii) have an appropriate street setback of higher levels to retain a<br />
pedestrian building scale. The street setback of these higher<br />
levels is to be consistent with neighbou<strong>ring</strong> new development to<br />
create a cohesive upper level building line. Refer to Figure 8.2-2.<br />
iii) must have a minimum 12m building separation to the Heritage<br />
Item (more if side setback requirements are not met within the<br />
12m) as per Figure 8.2-2;<br />
iv) must have a street facade height equal to or less than the<br />
adjacent Heritage Item street facade height.<br />
v) any building mass above Heritage Item street facade height<br />
must be stepped back 6m from the front/street facade as in<br />
Figure 8.2-2;<br />
7 Screen planting on side and rear boundaries adjoining a Heritage<br />
Item site is to achieve a mature height of 4m.<br />
