1 All development within the <strong>Pymble</strong> <strong>Business</strong> <strong>Park</strong> precinct, as<br />
outlined in Figure 5.1-1, is to be designed to support and enhance<br />
the planned future character of the precinct.<br />
Planned Future Character<br />
<strong>Pymble</strong> <strong>Business</strong> <strong>Park</strong> is a unique precinct within the <strong>Ku</strong>-<strong>ring</strong>-<strong>gai</strong> area. It<br />
has historically housed a concentration of business uses with associated<br />
ancillary facilities. It is a self contained precinct separated from residential<br />
development by the Pacific Highway, Ryde Road and E2 Environmental<br />
Conservation Lands. The exception to this is the established medium<br />
density housing to its north.<br />
<strong>Pymble</strong> <strong>Business</strong> <strong>Park</strong> will be encouraged to consolidate its urban fabric<br />
and provide high quality buildings and an environment tocreate a green<br />
business precinct.<br />
The planned future character for <strong>Pymble</strong> <strong>Business</strong> <strong>Park</strong> is one of<br />
commercial buildings that have good integration with the street character.<br />
Due to its topography and location the precinct has several pockets of<br />
diffe<strong>ring</strong> character:<br />
i) Bridge Street is to have buildings with entries and frontages that<br />
contribute to the street activity through direct physical access<br />
and visual surveillance from ground floors of the buildings. It is<br />
to have a landscape character with well considered and planted<br />
front setbacks.<br />
ii) Development along the north of the Pacific Highway is to<br />
create a continuous urban character with buildings to the street<br />
boundary having a high ground floor visibility from adjacent<br />
roadways.<br />
iii) Development along the south of the Pacific Highway and to the<br />
north of Bridge Street is to respect the Heritage Item and ensure<br />
its continued prominence in that streetscape.<br />
iv) West and Suakin Streets are to have buildings built to the<br />
boundary with awnings and active frontages creating a<br />
neighbourhood character with shops and services at street level.<br />
v) Ryde Road is to have a landscaped character with large street<br />
setbacks allowing quality planting, and a landmark building at the<br />
corner of Ryde Road and Pacific Highway.<br />
