Objectives<br />
1 To ensure that building<br />

and colours reflect<br />
and reinforce the local<br />
character of <strong>Ku</strong>-<strong>ring</strong>-<strong>gai</strong> to<br />
complement streetscape<br />
or natural environment.<br />
2 To promote the use of high<br />
quality materials, finishes<br />
and colours for building<br />
facade articulation design<br />
and visual interest.<br />
3 To ensure the use of<br />
materials, finishes and<br />
colours creates well<br />
proportioned facades and<br />
minimises the visual bulk.<br />
4 To encourage the use of a<br />
subdued palette of colours<br />
and limited range of hues<br />
for building consistency<br />
across the LGA.<br />
Controls<br />
Materials and Finishes<br />
1 External walls must be constructed of high quality and durable<br />
materials and finishes.<br />
2 Reuse or recycling of existing materials from the locality such as<br />
sandstone and brick is encouraged.<br />
3 Large, unbroken expanses of any single material and finish<br />
(rendered or not) to building facades must be avoided (except for<br />
ground floor in mixed use development).<br />
4 New development is to avoid extensive use of highly reflective or<br />
gloss materials on the exterior of buildings.<br />
5 For buildings of 3 storeys and above, a large expanse of sandstone<br />
or face brick is not to be used on the upper levels of the buildings.<br />
6 The exterior finish material (eg. sandstone or brick) must be integral<br />
to the overall building façade design and must not appear to be<br />
cosmetic.<br />
7 Highly contrasting coloured bricks are to be restricted to use on<br />
building elements such as sills, window heads, st<strong>ring</strong> courses and to<br />
assist in the division of the building into bays.<br />
8 For buildings of 3 storeys and above, lightweight materials and<br />
finishes (eg. timber and copper/steel) are encouraged for the upper<br />
levels of buildings to assist in minimising the bulk and scale of the<br />
building.<br />
9 Louvres are encouraged as an integral element to the building<br />
façade design.<br />
10 Where building cladding is used, consider dual purpose solutions.<br />
For example, use of photovoltaic cells mounted on panels used for<br />
cladding.<br />
11 Where additions and alterations are proposed, external materials<br />
and finishes must complement the existing building.<br />
