1.2 STRUCTURE OF THIS DCP<br />

How is the DCP set out?<br />

The DCP is structured to provide controls for all types of development<br />

within the <strong>Pymble</strong> <strong>Business</strong> <strong>Park</strong>. Parts 1 to 8 and Parts 10-13 apply to<br />

all forms of development. Part 9 contains additional controls for offi ce<br />

development which will be the predominant building type on this area.<br />

Part 1: Introduction<br />

This part contains general statutory information about how the DCP was<br />

prepared, the general aims of the plan and its relationship to the KPSO<br />

and <strong>Ku</strong>-<strong>ring</strong>-<strong>gai</strong> Local Environmental Plan 219 (<strong>Pymble</strong> <strong>Business</strong> <strong>Park</strong>)<br />

and other planning and design documents. This part also provides an<br />

overview of the structure of this DCP.<br />

Part 2: Definitions<br />

This part includes a series of defi nitions to clarify terms used in this DCP.<br />

Terms prescribed in the Standard Instrument (Local Environment Plans)<br />

Order 2006 also apply to this DCP.<br />

Part 3: Site Analysis<br />

This part outlines the requirements for a site analysis. A site analysis is<br />

required for all development proposals. A thorough analysis of the site<br />

and its context enables the consideration of relevant issues at the earliest<br />

stage of the design process. This helps to minimise costs and delays<br />

while supporting good location based design.<br />

Part 4: [Amalgamation and Subdivision<br />

This part provides guidance on amalgamation of multiple lots and strata<br />

subdivision. The controls provide detail on specifi c objectives and controls<br />

which are to be taken into account in amalgamation and subdivision.<br />

Part 5: <strong>Pymble</strong> <strong>Business</strong> <strong>Park</strong> - Precinct Specific Controls<br />

This part is structured to provide guidance for development on land<br />

identifi ed as a special area. There are a number of components:<br />

- Urban Precinct<br />

- Key Community Infrastructure<br />

- Building Setbacks<br />

- Built Form<br />

- Public Domain and Pedestrian Access<br />

- Heritage Conservation<br />

INTRODUCTION<br />

A set of site-specifi c performance-based provisions are provided to guide<br />

development in addition to the development controls in other parts of this<br />

DCP.<br />
