Building types that do not have a GBCA Rating Tool available<br />

5 All new buildings that do not have a GBCA Rating Tool available<br />

must demonstrate how the design is capable of achieving an ESD<br />

level equivalent to a minimum GBCA Green Star Rating of 5 Star<br />

where the total allowable gross building floor area on one site is<br />

5,000m 2 or greater); or a minimum GBCA Green Star Rating of 4<br />

Star (where total allowable gross building floor area on one site<br />

is between 2,000m 2 and 5,000m 2 ). Where a GBCA Pilot Tool is<br />

available, the applicant and their GBCA Accredited Professional<br />

Consultant may choose to utilise it for the DA submission, or may<br />

choose to utilise the GBCA Green Star - Custom Tool service.<br />

Note: Pilot Tools are currently being developed by GBCA. Applicants<br />

are encouraged to consider these in their design development to create<br />

sustainable buildings. Refer to www.gbca.org.au.<br />

6 All new buildings utilising a GBCA Pilot or Custom Tool must<br />

provide documentation at Development Application (DA) stage in<br />

accordance with the relevant parts of this section.<br />

7 All new buildings that do not have a GBCA Rating Tool available<br />

must provide the following documentation at DA stage:<br />

i) Ecologically Sustainable Design (ESD) Report: Prepared by a<br />

GBCA Accredited Professional which verifies that the elements/<br />

systems included in the development will, in the view of that<br />

professional, result in buildings with an ESD level equivalent to a<br />

GBCA 5 Star or 4 Star Geen Star Standard (depending on total<br />

gross building floor area for the development site).<br />

ii) Annotated Development Application Drawings: clearly indicating<br />

the elements/systems described in the ESD Report, including<br />

the requirements in (1) of this section.<br />

iii) A signed Statement of Commitment from the applicant to<br />

develop and implement the elements/systems described in the<br />

ESD Report.<br />

Note 1: Applicants are advised to consult with a GBCA Accredited<br />

Professional for the preparation of the ESD Report.<br />

Refer to www.gbca.org.au for a list of Green Star Accredited Professionals.<br />

Note 2: Approved DAs will have a Condition of Consent requi<strong>ring</strong><br />

the applicant to include the following documentation as part of their<br />

Construction Certifi cate submission:<br />

i. An updated ESD Report describing elements/systems incorporated to<br />

achieve 5 Star or 4 Star (depending on total gross building fl oor area<br />

for the development site) Green Star Rating;<br />

ii. A Checklist Table of each ESD system/element (refer to 8R.1 of this<br />

DCP);<br />

iii. Annotated Construction Certifi cate (CC) Drawings clearly indicating<br />

elements/systems described in the ESD Report.<br />

iv. A letter from the Applicant’s Green Star Accredited Professional<br />

stating that the building design as in the CC drawings is able to<br />

achieve 5 Star (for buildings on sites allowing 5,000m 2 or greater<br />

gross building fl oor area) or 4 Star (for buildings on site allowing<br />

between 2,000m 2 to 5,000 m 2 gross building fl oor area).
